When it comes to buying a home, there is a lot to think about. From the location, to how many bedrooms, to garage space, there are multiple factors to consider. How about buying an existing home versus buying new construction? We have lived in both an existing home and in a new construction home, and while there are definitely pros to both, I think it is important to highlight why new construction is a great option.

1. New construction homes are move-in ready.

While this may seem like a fairly obvious point, I think that it is an important one to reiterate. While an existing home may have some old charm, oftentimes, it does require some work, whether that be simply updating some outdated countertops or as costly as replacing an old roof. The great thing about new construction is that everything is BRAND NEW. You can move right in without needing to spend the time and resources to make it feel like home.

2. You can customize your new construction home.

If you purchase a new construction spec home early enough in the building process, or if you build from scratch, you can pick and choose what you want to see in your home. From paint colors to flooring options, to lighting, buying or building a new construction home allows you the opportunity to make it yours before you move in.

3. You can finance your new construction home.

You don’t have to take out a new construction loan. While some builders don’t provide financing, there are a lot that do! In other words, new construction can still be affordable! Often, our clients just assume that they can’t build a new construction home because of the cost. New construction loans can be pricy, but some builders provide financing to help lower that cost.

4. Builders oftentimes provide home warranties with new construction homes.

Another perk to buying a new construction home is that most builders provide a home warranty. If something breaks or needs a repair within a certain amount of time, you’re covered! You can keep your money in your pocket, which at the end of the day, is super nice because home repairs are not cheap.

5. New construction homes are new.

Again, kind of touched on this in the first point, but NEW CONSTRUCTION HOMES ARE NEW. No one else has lived in the house before you, which is really cool. It’s your home and it’s brand-spankin' new and ready for you to create memories!
